Lenders ask for much the same documents in much the same order. Seeing the list up front, with what each one is actually for, means gathering them once rather than three times.
Where the money goes at closing
Deposit, closing costs, prepaid taxes and insurance, and the lender's own fees, itemised — so the figure you need on the day isn't a surprise the week before it's due.
What the dates mean
Inspection, appraisal, financing. Each one is a date you can still walk away on, and each one stops being that once it passes. A timeline that says which is which.
Who does what
Agent, lender, title company, inspector, and an attorney where your state uses one. Who you're paying, who works for you, and who to ask when something stalls.
In the meantime
Purchase runs on figures you've already worked out — what you can borrow, what you have saved, and what's left once closing is paid for. Keeping those current means there's less to reconstruct when this arrives.
